Financial Accounting Services

Overview

Provide all financial, bookkeeping and accounting services for the Company using QuickBooks Accountant 2021.

  • Establish, maintain and supervise the deposit of any money of the Company
  • Collect, receive rents, profits and income for the Company
  • Pay all accounts payable and indebtedness of the company

Overview

Review the interim financial statements of the Company and make any adjustments necessary into order to prepare a package of the information required for your accountant to prepare the Company’s tax return.

Overview

Prepare reports to assist the Owners with the information necessary to properly estimate the future profitability of the Company including:

Asset Feasibility and Structuring Services

Overview

Assist the owner in the initial evaluation of the potential opportunity to purchase new assets by providing/reviewing information about past performance, current market conditions and future projections.

  • Create investment evaluation / investor equity raise / debt financing financial projections and due diligence package for the purchase of new assets
  • Review purchase/sale agreement and negotiate key terms.
  • Apply for, negotiate and settle acquisition loans with various financial institutions for the Company
  • Coordinate asset purchase with buyer’s professional team of accountants, lawyers, brokers and consultants.
  • Coordinate settlement process. Review/approve settlement sheet. Attend settlement.
  • Record transaction in owner’s accounting system.
  • Coordinate cost segregation study with outside consultant.

Asset Management Services (during ownership of asset)

Overview
  • Act as the owner’s representative managing/overseeing/reviewing the overall day-to-day operations of the property, including the physical maintenance of the asset and Company’s property management company
  • Review, structure and negotiate leases with new tenants and lease renewals/expansions/restructurings/modifications with existing tenants
  • Analyze actual expenses to invoice tenants for escalation billings including percentage rent, common area maintenance, gross rents, CPI, management fees, real estate taxes and insurance. 
  • Create budgets of proposed escalation billings for tenants
  • Apply for, negotiate, purchase and maintain liability, property, employee and other insurance necessary to protect the Company’s property, assets and operations
  • Review/appeal proposed increases in real estate assessed values to receive reductions in proposed assessed value and proposed increases in real estate tax expenses to Company
  • Create / submit loan draw requisitions to the various financial institutions for the Company
  • Review Company’s debt covenants / requirements for compliance.
  • Create loan package, apply for, negotiate and settle financing/ refinancing/ restructuring loans with various financial institutions for the Company
  • Create investor pro forma financial package to support additional raise of equity/investor loan to Company, 
  • Monitor the financial performance of the investment and make recommendations for changes to the Owner

Asset Disposition Services

Overview
  • Assist the owner in the evaluation of the optimum time to sell the asset
  • Create financial projections and due diligence package for the sale of asset.
  • Review sale/purchase agreement and negotiate key items.
  • Coordinate asset sale with buyer’s professional team of accountants, lawyers, brokers and consultants.
